In a visionary undertaking, William Orkin, founder of the third-generation, family-owned real estate development firm, began assembling these 1,041 acres along the Georgia 400 corridor in 1971. He embarked on this business venture long before Atlanta began its expansion northward.
There is no denying that something is distinctive about Deerfield. The impeccable landscaping. The sidewalks set back from the curb. The fringe of trees bordering the roadway. The horse fences graced by stone piers. The tasteful architectural details. Deerfield, located just 30 miles north of Atlanta in Milton, Georgia, is not an ordinary mixed-use development. Instead of cutting corners, it offers extra curves in the road.
Orkin & Associates selected Hines, a nationally renowned real estate firm, as the master
developer for the Deerfield Community, which encompasses a collection of three different properties: Deerfield Place, Deerfield Green, and Union Hill Township. The site includes more than 3000 residential units, two million square feet of office space and 2.25 million square feet of retail. The community provides the majority of the commercial tax base for the city of Milton, which was established in 2006, and is a model of planned development. The expanse stretches roughly from GA-400 along Windward Parkway to Hwy. 9, then north to Deerfield Parkway and back toward Morris Road.
One of the valuable assets Orkin & Associates brings to these projects is a focus on outcomes that deliver long-term benefits to tenants and to the community, as well as a passion for creating aesthetically appealing environments. Firm principal Adam Orkin, an Atlanta native, believes in designing structures that fit within the natural landscape and creating pedestrianfriendly environments. His philosophies reflect the influence of renowned landscape architect Fredrick Law Olmstead, as well as respected Atlanta landscape architect and community planner Roy Ashley. Adhering to these concepts often involves extra details, processes and expenses that others might overlook.
Whether revamping small properties, or working in concert with partners to develop large, mixed-use sites, Orkin & Associates applies the same thoughtful consideration to all of its endeavors. The company’s executives believe its family-based business orientation and Atlanta roots offer an enhanced purpose to genuinely care about the community and the legacy left behind.
Deerfield Place
Scheduled for completion in 2009, this 441,000-square-foot retail property was developed as a joint venture between The Sembler Company and Devin Properties, Orkin & Associates’ development arm. The site is anchored by SuperTarget, Kohls, Staples and PETCO, accompanied by other national and local brands. The architectural elements, hardscape designs and heavily landscaped grounds offer luxurious appeal.
Deerfield Green
Devin Properties joined Seven Oaks Company, LLC, to create this 32-acre mixed-use
development, which includes 56,000 square feet of retail and plans for 256 townhomes.
Union Hill Township
This 165-acre area offers a comprehensive mixed-use experience, combining commercial and retail with townhomes and single family residences. In addition, there are 46 acres of green space. The project is a joint venture between Devin Properties and Seven Oaks Company.
